Why A1Realty exists
Owners and small real-estate offices that manage rental units usually face the same wall: a spreadsheet that loses last year's receipts, an old Access file nobody dares touch, and "cloud" property apps that put tenant data on someone else's servers and bill you per month forever. Tracking who paid, which contracts are about to expire, and how much maintenance cost each unit turns into a monthly scramble.
We hit that wall ourselves running a 23-year-old portfolio. So we built a focused Windows desktop app that keeps tenants, lease contracts, payment receipts, maintenance, and reports in one bilingual place — with the database living on your own machine. We added an owners-association (HOA) module for buildings that need dues, fee allocation, and a trust-account ledger. We packaged it, gave it a license, and that became A1Realty.
How we think about the product
A guided setup, never half-configured
Wizards walk you through buildings and entrances, then units, then tenants and contracts. Multi-core buildings get per-entrance unit numbering. You can stop and resume — your portfolio is built step by step, not in one overwhelming form.
Honest about scope
A1Realty manages rentals, receipts, maintenance, and the owners-association ledger. It is not a general accounting suite and it is not a CRM. Reports are built on Stimulsoft and cover income, occupancy, maintenance cost per unit, and contracts about to expire — the numbers an owner actually reads.
Local, single binary
One self-contained Windows app, no separate .NET install, no cloud, no telemetry. PostgreSQL is embedded and runs locally. Your tenants' personal data never leaves the machine you run it on.
Arabic-native, English-friendly
The interface, the reports, and the contract templates are all bilingual, RTL where it belongs. Arabic text is stored in UTF-8 on the embedded PostgreSQL database with collation aware of MENA locales.

What we won't do
We will not upload your data anywhere. We will not lock you into a proprietary format — your portfolio lives in a standard PostgreSQL database you can back up by copying a single folder. We will not surprise-renew. The trial is 30 days, no credit card, and the license is honest about being machine-bound.
