1. Install

1. Download the Setup .zip from /download.aspx.
2. Right-click the .zip → Properties → check Unblock if shown, OK.
3. Extract anywhere, then double-click A1Realty.exe.
4. The app launches and creates its embedded PostgreSQL database on first run. Default install is %LOCALAPPDATA%\A1Soft\A1Realty.

2. Build your portfolio

1. Launch from Start Menu → A1Realty and pick your language (Arabic / English).
2. Run the setup wizard: buildings & entrances → floors & units → tenants & contracts.
3. For multi-entrance buildings, enable per-entrance unit numbering so units never collide between entrances.
4. You can stop and resume — the portfolio is built step by step, not in one form.

3. Contracts, charges & receipts

1. Design a bilingual lease template once — your body text and layout.
2. Create a contract; tenant, owner, dates, amounts, and stamps are filled in automatically.
3. Monthly rent charges are generated automatically each cycle. Record a payment and the receipt prints in Arabic and English.
4. Each balance is kept current, so at any moment you know who has paid and who hasn't.

4. Import a legacy Access portfolio

Moving off a Microsoft Access file? The legacy importer reads .mdb and .accdb directly:

1. Open Tools → Import legacy data and pick your .mdb / .accdb file.
2. Map the source tables to A1Realty's buildings, units, tenants, contracts, and receipts.
3. Run the import. Historic contracts, tenants, and receipts come across on day one.
4. Spot-check a few records and a report before you rely on it.

5. Reports

A1Realty ships a Stimulsoft report pack. Open the Reports screen, pick a report, and print or export:

• Income — collected rent over a period.
• Occupancy — occupied vs. vacant units.
• Maintenance cost per unit — which units cost you the most.
• Contracts about to expire — leases you should renew soon.

6. Troubleshooting

Symptom	Likely cause + fix
App won't launch / runtime error	An older build incompatible with .NET 9. Reinstall the latest self-contained build from /download.aspx.
Database fails to open on first run	The embedded PostgreSQL port may be in use. Close any other PostgreSQL instance, or let the app pick a free port and retry.
Access import brings nothing across	The .mdb / .accdb file is open in Access, or the table mapping is empty. Close Access and re-map the tables.
Arabic text shows as boxes in a report	The chosen report font lacks Arabic glyphs. Switch the report template to a bilingual font (e.g. IBM Plex Sans Arabic).
Activation says the device doesn't match	The license binds to a hardware fingerprint. On new hardware, request a re-activation from support.
